The rules changed this year, and they are still changing
The Renters' Rights Act 2025 is being switched on in phases. Each one adds paperwork, and councils can issue civil penalties of up to £7,000 for a breach and up to £40,000 for the most serious offences.

Section 21 abolished, all tenancies became periodic, new Section 8 grounds and a written statement of terms for every new tenancy.

Every tenant on a pre-May tenancy had to receive the official Renters' Rights Act Information Sheet 2026.

Register your rental property opens
The PRS Database service opens, starting with the West Midlands and then one region a month. You have three months to register each property once your region opens.

Everyone registered
The final regional deadline. By this date every landlord actively letting in England must be registered. No active entry, no letting and no possession claim.

- Does it cover Scotland, Wales or Northern Ireland?
- Not yet. The rules differ in each nation, and the Renters' Rights Act applies to England only, so the checklist is built for properties in England.
- What happens when the PRS Database opens?
- The Register your rental property service opens on 15 December 2026, starting with the West Midlands and reaching the rest of England one region a month. You get three months to register once your region opens, and every landlord actively letting must be registered by 14 November 2027. It sits on your checklist today as 'coming soon' so it never surprises you; when you register, you record your landlord and property registration numbers and we track the annual renewal like any other certificate.
- Do you store my certificates?
- You record the key facts (dates, references, who did the work) and can paste a link to where the document lives, such as your cloud drive. We do not store files in this version.
- Can I cancel?
- Yes, at any time from the Account page. Your data stays readable after you cancel; you just cannot add new records.
